We WashMiddletown, New York
We Wash is a self-service laundromat on the ground floor of a mixed-use building in Middletown, New York, with apartments on the second floor. We designed and built both, from the first layout drawing to move-in day.
We wanted a laundromat that feels like a place you do not mind waiting in. Charcoal walls and a light stone-look tile floor keep it calm and easy to clean. The machines sit on tiled platforms in long, clear aisles. At the front, a custom counter with a dark wood front and quartz top handles service and retail, and a built-in bench along the street windows gives customers a bright place to sit. Gold mirrors, globe pendants and framed art add warmth.

Second-floor apartments
Upstairs, we built out the second floor as apartments. The units share one calm, warm palette: wide-plank wood-look flooring, white walls and trim, and large double-hung windows over the street. Kitchens pair white shaker uppers with gray lowers, stone counters, a subway tile backsplash and under-cabinet lighting. Recessed and track lighting, ceiling fans and ductless split AC finish each room.
Planning a laundromat, café or shop? We take it from empty space to opening day.
