Because the drawings and the construction sit with the same team, work can start as soon as the permit clears.

We walk the space, measure, and talk through what you want and what it should cost.

Plans, elevations and renderings, then a line-item estimate you can actually read.

Permits

Our A/E team prepares and seals the filing set; we carry it through the building department.

Construction

Scheduled trades, weekly updates, and a punch list closed out before final payment.

Three decades of design-build

D2 Plus One was built on a simple idea: whoever plans your project should be the one answerable for building it. Our founder, Heesun Ko, began in design-build in Korea in 1992 and has run a turn-key design-build business in the United States for more than two decades.

That background is why we take on the whole job, including design, filing and construction, instead of handing you off. One contract, one schedule, and one person answering the phone when you have a question about your project.

We are licensed as a New Jersey builder and home improvement contractor, and work in New York through our affiliate, D2 Plus NY Inc. Filing sets are sealed by our architecture and engineering partners.

Saddle River House

COMPLETED 2026 · SINGLE-FAMILY HOUSE, SADDLE RIVER, NJ

A design-build house in Saddle River, New Jersey. Coffered and cast plaster ceilings run through the public rooms, framed by full-height paneled openings, arched windows and carved limestone fireplaces. The kitchen is planned around twin islands under a coffered ceiling, with a quartzite backsplash and a wood pantry wall holding the coffee station. The study is panelled floor to ceiling in figured wood with a beamed ceiling and a stone fireplace. The primary suite has a marble bath with a freestanding tub, a fitted dressing room with lit display cabinetry, and a cedar sauna off the wet room. Designed and built by D2 Plus One.

A full renovation of a high-floor apartment in Cliffside Park, New Jersey. An arched entry hall opens into a combined living, dining and kitchen floor with a marble bar, a lacquered red dining ceiling, white oak floors and cove lighting throughout. The bedroom wing includes a white oak panel wall with a floating bed platform, a fitted walk-in closet, a study with full-height bookcases, and a primary bath with a cedar sauna. A full renovation of a footwear and apparel store. Reclaimed wood feature walls, polished concrete-finish panels, angled steel-clad fins carrying illuminated acrylic shelves, a shaped drop ceiling with track and linear lighting, and a dark millwork cashwrap. Designed and built by D2 Plus One.

BUILT 2018-2019 · NEW TWO-FAMILY DWELLING, PALISADES PARK, NJ

A new two-family house on a 3,500 sf lot: a three-bedroom, two-bath unit over a two-bedroom, one-bath unit, with 1,431 sf on each floor and a 920 sf basement. Stone and wood-panel facade over a brick base with tandem garages, an open kitchen and living room on each floor, a stone fireplace wall, rear deck and a terraced block retaining wall. A 6,677 sf brick house with six bedrooms and seven baths on a 13,674 sf lot. Full-height entry with a curved stair, a center-island kitchen with butler’s pantry, family room with fireplace, stone baths, fitted closets and a finished lower level. BUILT 2017-2018 · DUPLEX HOUSE, TENAFLY, NJ

A four-bedroom, three-and-a-half-bath duplex on a 7,375 sf lot, with 1,428 sf on the first floor and 1,318 sf on the second. Stone and dark-panel facade, an open kitchen with a stone island, a fireplace feature wall and a deep rear yard. The last images show the work in progress, including demolition of the existing house, the foundation, the framing and the insulation. Designed and built by D2 Plus One.

A mid-rise apartment building completed in 2016, with studio, one-bedroom, two-bedroom and two-bedroom-plus-den units. A street-front entrance leads to a lobby finished with a gold mosaic feature wall under a cove-lit ceiling. Units have open kitchens with flat-panel cabinetry, stainless appliances and island seating, plank floors throughout, and tiled baths with floating vanities and glass shower enclosures. DESIGN COMPLETE, CONSTRUCTION STARTING · FULTON STREET, BROOKLYN, NY

The restaurant interior design package includes concept renderings, spatial planning, a specified material palette and a full drawing set with floor and furniture plans, facade and counter elevations and millwork details. Red gloss tile, white matte ceramic and black porcelain against a lit brand wall, with the service counter, ordering line and dining area planned as one sequence. Designed by D2 Plus One, with construction by our own crews starting now. Renderings and drawings are our own.
